Rates and conditions

Rooms are ready for guests from 2:00 PM on agreed arrival day and should be left free by 11:00 AM on agreed departure day. Contact the Hotel directly to see if your room can be entered earlier, we are happy to let you in earlier if it is ready. tropicalsandsdominical@gmail.com or whatsapp: (506) 8478-0147

Depending on availability, early check in can be offered at no additional charge on arrival day directly at the Hotel, and late check out (by 5:00 PM) can be requested at the time of booking for an additional 60$ charge (in case of room check-out after 5:00 PM, the full applicable rate will have to be charged in lieu of the “late check out”).

Sorry, although we love animals, no pets are allowed on the Hotel premises as we have our own pets and don’t want there to be personality issues. If you have allergies, please note, we have a few cats and 2 dogs who you may see around the property. They do not go inside the rooms.

Well-behave children over 5 years are welcome with parents being responsible for noise levels.

All rates and charges are subject to 13% VAT and can change without prior notice.  We do not hold rooms without deposit, so please make sure to secure your booking by placing your deposit.

During Holiday periods, 3 nights minimum. All rates are per night per room (based on single or double occupancy).  The room is for 1 or 2 people unless you have arranged in advance for a 3rd or 4th person, providing the adequate room is available.  If you need 2 beds, not one double bed, please let us know in advance to make sure we have a room with 2 separate beds for you. Otherwise, at arrival, it is based on availability.

For an additional guest (to get to 3rd  or 4th person occupancy), a $15 charge is added over the room rate per person, per night. (Subject to availability) No outside guests are allowed on the property beyond the gate, for the safety & security of all our guests, especially during busy Holiday times.

Reservations must be confirmed at the time of booking with a deposit amounting to 50% of the reservation total.  The deposit can be by transferring by PayPal, Bank transfer, Zelle, Venmo ,Cash, or by using a valid Credit Card and paying an invoice that is sent to you by Square. All service fees by that company fees are at the charge of the client; Friends & Family is a no fee way to pay when using PayPal, as as Zelle and Venmo. All are " free " ways to send money. If you choose to use PayPal’s “Goods & Services”, or by bank transfer, the fee is your responsibility as we offer several no fee ways to pay. Once paid, a confirmation of your stay will be sent to you of your confirmed booking.

Please send the hotel (tropicalsandsdomnical@gmail.com) an email to confirm once you have paid so we can double check then confirm your booking.  Deposit at reservation and final payment during Holiday times may be requested 30 days before your arrival, otherwise remaining payment done at your check-in. No refund afterwards.

For individual reservations, If the reservation is cancelled 31 days by email or more prior to Check-In (early cancellation), the deposit will be reimbursed less bank/Paypal processing charges or fees. If in Holidays dates, 61 days prior to arrival cancellation notification is required to be able to get the deposit refund, less the transfer fees if incurred.

For group reservations, If the reservation is cancelled 71 days or more by email prior to Check-In (early cancellation), the deposit will be reimbursed less bank processing charges or fees. If the booking is modified within the 70-31 days before arrival you are still responsible for the original reservation, meaning the original number of rooms booked concerning the deposit is not refunded but we can adapt the reservation number of rooms concerning the final payment according to the new number of rooms needed. *up to 50% of rooms booked modification allowed. If modification of booking is within the 30 days before arrival of the original reservation, the full remaining payment amount remains due based on the original reservation.  If the reservation is cancelled 70 days or less for group bookings prior to Check-In (late cancellation), the deposit will be forfeited, no refund. For all group bookings, remaining payment is due 30 days before group arrival to confirm booking.

All cancellations must be sent via e-mail to: tropicalsandsdominical@gmail.com (office hours 9-6pm CR time). Once we receive it, we sent you a confirmation of the cancellation. Refund requests must be submitted within the next 20 days or lost. It is the clients responsibility to request the refund within the allocated time frame or risk not receiving any refund.

In case of a no-show, without notice, the late cancellation policy as described above will apply (deposit will be forfeited, no refund) and any remaining reservation days will be cancelled by the Hotel Management and no longer valid for use.


In case of changes in the Check-In or Check-Out dates of a reservation, the Hotel Management, in accordance with the guests and depending on the Hotel availability, will do its best to organize the requested change whenever possible, based on availability, at the current price listed.  If there is no possibility to accommodate requested change, the cancellation policies as described above will apply.

Reservation and Cancellation policies are subject to change without prior notice. Reservations are confirmed once deposit is paid. The Hotel tries to return to you all objects left in the rooms but declines all responsibilities for valuables left. If you have left something behind, please WhatsApp us or email us in a timely fashion so we have the best change to get back the article to you. After a period left items will be donated to local charities.
